Our Story

The East Palo Alto Community Alliance Neighborhood Development Organization (EPACANDO) has been a beacon of hope for over three decades, dedicated to creating affordable housing and fostering community and economic development in East Palo Alto. Formed in 1991, EPACANDO focuses on anti-displacement strategies, co-developing permanently-affordable rental housing, and empowering residents to achieve homeownership.

Impact

With six affordable apartment complexes developed, EPACANDO has provided 452 apartments, representing over 5% of the city’s housing. The organization has also launched a $2M loan fund to assist homeowners in building accessory dwelling units (ADUs) and has counseled more than 3,000 clients facing foreclosure through its Anti-Predatory Lending program.
